The Private Listing Network (PLN) was created to provide a secure network to pre-market listings to brokers and in select online portals.
Coming Soon Listings can benefit greatly from the PLN. It allows a seller who has a few (or many) repairs or upgrades to do prior to listing publicly the time to do the work while creating a pool of interested buyers. Sellers can choose to allow showings during the Coming Soon time frame or ask buyers to wait until the listing is ready. What’s the best way to build interest and suspense? I’ll tell you later!
A home on the PLN can be listed there for a day, a month or even a year. It can be as short or as long as needed for the seller to be prepared for full public marketing on the Multiple Listing Service (MLS).
Brokers with motivated buyers can alert their clients of coming soon status and help buyers find the perfect home before its even listed! Buyers can get a first look at homes before they’re subject to possible multiple offers and sellers can get their home sold with fewer showings and less hassle, often for full price.
When the home is ready for the market, and it hasn’t been sold yet, the listing can easily be converted from the PLN to the MLS. The time on the PLN isn’t counted as being on the market so it’s a fresh start for the listing. At that time, the listing is new to the market and will be given the full marketing power of the MLS, the internet and other marketing.
